• Arriving at a value for the site on the assumption of non food retail development.

• Advising as regards a Development Promotional Agreement (subsequently an Option Agreement) to enable the entire 4.7 acre site to be marketed

• Undertaking a marketing exercise and securing as a first occupier Dunelm Soft Furnishings Ltd (24,000 sq.ft.)


• Dunelm are scheduled to open in autumn 2012

• A further phase of 28,000 sqft is planned next year.

MARKETING AND AGENCY ADVICE
• Referencing and inspecting this multi unit development of industrial space.17 units offering a total of 45,000 sqft of space.

• Devising a marketing/promotional programme on behalf of the client.

• Instigating the marketing. When instructed there was a 30% occupancy within 18 months the agency team had secured 100% occupancy.

NORTH KETTERING EMPLOYMENT AREA, KETTERING

MARKETING AND AGENCY ADVICE
• This site was originally in three ownerships. Budworth Hardcastle were involved in brokering a tripartite landowners agreement to promote the site for employment use.The main land owner being Tata Steel

• Promotion of the site enabled sale (conditional on Planning) to Barwood Developments Ltd who subsequently entered into a JV with ProLogis Developments Ltd.

• Budworth Hardcastle was subsequently brought in for advice on marketing and agency and terms have now been agreed on five warehouse distribution units totalling 1.74 million sq.ft.

• Occupiers include Wincanton Distribution Ltd, Oxford University Press, Bosch Siemens Home Appliances Ltd,Specsavers and Gt Bear Distribution.

• Two further plots are available capable of taking two units of 480,000 sqft.

MARKETING AND AGENCY ADVICE ON BEHALF OF CORBY BOROUGH COUNCIL
• Advising landowners Corby Borough Council as to the most appropriate way of promoting this 23 acre employment site in a relatively soft commercial property market.

• To interviewing and agreement terms for a Development Promotional Agreement between Corby Borough Council and Frenbury Developments Ltd.


• Co-ordinating that marketing process with a view to ensuring that all inward investment enquiries and companies within the Corby area looking to expand into new accommodation are made fully aware of the availability of this centrally located employment site.

CORBY ENTERPRISE CENTRE, LONDON ROAD, CORBY
Client: NORTH Northamptonshire Development Agency ( East Midlands Dev Agency)
VALUATION AND MARKET ANALYSIS FOR DESIGN INPUT/FEASABILITY
• Advising on the size and general specification of accommodation suites and the mix required as a direct consequence of analysing general enquiries from start up businesses in the North Northamptonshire area.

• The Corby Enterprise Centre subsequently was completed to provide 32,000 sq.ft. of accommodation offering suite sizes from 200 sq.ft. up to multiples of 1600 sq.ft. The Enterprise Centre continues to have a healthy level of occupancy.


• The work was undertaken on behalf of the North Northamptonshire Development Co. Ltd. The whole project cost £8.3m and is located adjacent to a £30m Corby Business Academy.

• The Enterprise Centre was funded by EMDA (£6.5m), Corby Borough Council (£700k) together with £1.1m from the European Regional Development Fund.

EXCHANGE COURT, COTTINGHAM ROAD, CORBY

MARKETING AND AGENCY ADVICE TO DISPOSE OF AN EXISTING LEASEHOLD LIABILITY
• Originally this site was acquired on behalf of Priority Sites Ltd (a development company formed as a joint venture between the Homes & Communities Agency and The Royal Bank of Scotland).

• Valuation advice was involved in negotiating terms for the acquisition of the site. Subsequently some 16,000 sq.ft. of B1 office accommodation was constructed and sold.


• The HCA took a lease back on one building to provide headquarters for the newly formed North Northamptonshire Development Co Ltd. With the winding down of that development agency the premises were surplus to requirements. Budworth Hardcastle re-marketed them on behalf of the HCA.

• The investment was subsequently sold to a local private investor.

• The 12,000 sq.ft. office unit is currently under offer. On completion there will be significant mitigation to the financial liabilities to which the HCA are currently exposed.

Agency role – Underletting of Leasehold Interest in this 19,000 sq ft Office
Budworth Hardcastle’s Building Consultancy Team were responsible for:
Producing a marketing report for the consideration of Mapeley; Measuring and producing marketing particulars/pdf brochure; Organising high level photography and boards; Alienation provisions – advising Mapeley that the alienation provisions within their head lease were extremely onerous, bearing in mind that the passing rent was equivalent to approximately £16 per sq ft which was evidently well in excess of a market rent; Actively marketing the premises; Negotiating a sub-lease with I-Smart Ltd; Dealing with the Landlord’s Agent in respect of the difficult alienation provisions and coming to a solution in that regard; Liaison with the previous tenant of Britannia House (Northants County Council) in respect of numerous issues in relation to dilapidations and the general operation of the services within the building; Reporting to Mapeley regularly throughout; Instructing solicitors and seeing the transaction through to a successful underletting under severe time constraints from I-Smart.

Preparing marketing recommendations for the consideration of the County Council; Producing agency details/pdf brochure; Procuring mailing lists for local, regional and national care/nursing home operators; Procuring mailing lists for local, regional and national private house builders; Procuring mailing lists for local, regional and national RSL’s (ie. affordable/social housing procurers); Fully advertising and marketing the site dealing with numerous enquiries from both care home operators and residential developers; Co-ordinate the production of an EPC and asbestos report and obtain demolition quotes; Go through a ‘best bid/informal tender’ process; Instruct solicitors and see the transaction through to completion.

Development Consultancy and Advice
Budworth Hardcastle’s Development/Agency team were responsible for: Advising Davidsons in respect of master planning this 15 acre development site, incorporating offices to the front and industrial/warehousing to the rear; Advising in respect of leisure/retail/high value uses in respect of the front triangular site comprising approx. 2.75 acres; Negotiating with Kettering General Hospital NHS Foundation Trust in respect of a new out patients facility to be constructed at Nene Park; Attending numerous and various meetings with the project management team and representatives from Kettering General Hospital in respect of agreeing both the financial aspects to the deal and the tenant’s fit-out; Agreeing a new 20 year lease and negotiating heads of terms with Kettering General Hospital in respect of a new design and build purpose built out patients facility; Instructing solicitors and seeing the whole of the development through to completion (approx. 15 month project in total).

Sale of Investment prior to Practical Completion of Development
Budworth Hardcastle's Investment Agency team were responsible for producing appropriate marketing recommendations in respect of a forward funding/commitment investment opportunity relating to a new 20 year lease to the Kettering General Hospital NHS Foundation Trust; Producing marketing material and liaising with numerous investment agents and institutional investors;
Attending meetings with three specific prospective purchasers, liaising with the client and solicitors in respect of the mechanism of the forward commitment sale; Agreeing a price of circa £4 million for the investment equating to approx. 6.1% net initial yield and instructing solicitors accordingly; Seeing the transaction through to practical completion and following that completion of the lease and investment sale.
