Property Management
The Admirals Trust Portfolio has been managed by Budworth Hardcastle for a number of years and consists of four sites spread across two locations (Northampton and Leicester).

Portfolio background:
The Admirals Trust portfolio is made up of accommodation of mixed property types to include retail, office and industrial.
Two of the sites require service charge management together with overall general management.
Annual portfolio income circa 410,000 per annum.
The total portfolio value is circa 6.4 million.

Budworth Hardcastle Management Team are responsible for:
Maximising rental incomes within the portfolio.
Maintaining an occupancy rate in excess of 95%.
Constant review of service charge levels are undertaken to minimise costs to the tenants in occupation.
Advice and assistance on various asset management initiatives.
Periodic inspections of the properties to ensure that tenants not only adhere with lease clauses
but they also comply with current legislative requirements.
Produce all required rent and service charge demands as appropriate and deals with collection and debt management if required.
Provide facility management advice as required.

Client: THE BECKETTS AND SARGEANTS EDUCATIONAL FOUNDATION
Property Management
The Becketts and Sargeants Educational Foundation is a not for profit, but a Trust set up to donate portfolio income to local charities, which Budworth Hardcastle has managed for a number of years.

Portfolio Background:

The portfolio is made up of retail and office accommodation located in one block in the centre of Northampton.
The portfolio itself is made up of seven period buildings occupied by twelve tenants, with the main tenant being Yorkshire Bank.
Annual portfolio income circa 190,000 per annum.
The portfolio value is circa 11 million.

Budworth Hardcastle management team are responsible for:

Manage the portfolio on behalf of the Trustees.
Facilitate a Landlord Tenant contact on behalf of the Trustees.
Produce rent and insurance demands as required with monies being collected through our accountancy function.
Provide continuing asset management advice to maintain income and 100% occupancy.
Prepare quarterly property reports together with the attendance of associated meetings.
Advise on future events such as lease renewals and rent reviews.
Forecast portfolio income.

RATING ASSESSMENT WORK, FAIRLINE BOATS LTD.
Client: FAIRLINE BOATS
VALUATION/RATING ADVICE LEADING TO SUCCESSFULLY NEGOTIATING REDUCTIONS IN RATING ASSESSMENTS
Referencing and assessing a value for rating purposes on close to 400,000 sq ft of office and production space covering four sites on behalf of Fairline Boats.

The rateable values ranged from 20,000 to 485,000.

We have achieved sizeable reductions on the majority of these buildings.

Client: Dorchester Property Investments Ltd
Rating Appeal - October 2007
Instructions received to carry out rating appeal on 126,000 sq.ft warehouse unit on behalf of the landlords. Negotiations with Valuation Office resulting in a reduction in Rateable Value from 555,000 down to 435,000.
