Gilbert Harvey Director of Budworth Hardcastle Kettering reports that Kettering has experienced another very buoyant and active year in the commercial property market for both existing properties and schemes and new developments coming out of the ground.
Within the Venture Park there are two speculative office schemes coming out of the ground including Brooklands Court for which Budworth Hardcastle are acting on behalf of Lodge Park where there are 18 high quality office units ranging in size from 1,641sq.ft up to 2,813sq.ft totalling 32,300sq.ft in all and available for sale or to let with six offices already having been sold.
Budworth Hardcastle have been acting on units 2230/2240 that are high specification industrial warehouse units currently combined totalling 10,406sq.ft that is being let to Queen Eleanor who are relocating from their premises in Rutland Street in Kettering.
Also the southern area of Kettering, Budworth Hardcastle have had success in letting and selling units within Constellation Park which totalled 11 units between 3,000 – 4,500sq.ft and have now all been let or sold this year showing rental growth and capital growth throughout the two year marketing period.
The more traditional area of Pytchley Road has also been very active with the sale of the former Robinson Manufacturing unit totalling 11,542sq.ft and the letting of 19 and 20 Pytchley Lodge Road totalling 12,227sq.ft to Evedon. Unit 4 Pytchley Road totalling approximately 22,235sq.ft has been let to Prestige Developments with Unit 3 now only remaining un-let on the site totalling 44,000sq.ft and is available at an initial rent of only £66,000 pax.
On Kettering’s Telford Way Estate, Budworth Hardcastle have been involved in a significant number of transactions over the last 12 months with small units being particularly in demand on a freehold basis but leasehold and transactions also coming through. Unit 9 Henson Close was let this Summer totalling 1,384sq.ft to a new window profile company and Unit 6 Henson Close totalling 2,908sq.ft including extensive mezzanine has also been let with the rent achieved of £10,000 per annum exclusive.
Units 1 and 2 Adam Business Centre have just been sold individually both totalling 5,086sq.ft with extensive mezzanine floor and office areas within them.
New units are coming on to the market on a leasehold basis within the Centre 2000 Scheme on Robinson Close on Kettering’s Telford Way Estate where units of 700sq.ft, 1,400sq.ft and 2,802sq.ft are immediately available at starting rents of £6,250 per annum exclusive.
Budworth Hardcastle have secured the assignment of the lease on 4 Torridge Close totalling 5,978sq.ft to Creative Tops formalising their occupation with Unit 7 Torridge Close being let on a new lease totalling 4,920sq.ft as part of the expansion of 4DM.
1 Bushacre Court has been let to Drivers Textiles totalling 14,714sq.ft including ground and first floor offices and extensive mezzanine floors and the former Target building totalling 24,500sq.ft detached warehouse industrial unit has been let on a new lease to Snap On Tools as part of their expansion and rationalisation of units.
Unit 4 Riley Road being a high quality high office content unit was sold to Artisan Signs totalling 6,060sq.ft as part of their move from their former premises on the Estate at Telford House that are now being marketed totalling 5,780sq.ft at a rent of £24,000 per annum exclusive.
Within Baron Avenue Unit 10 was let last December to Screwfix that already includes occupiers Howdens Joinery and Tile Warehouse has Unit 9 currently available totalling 9,425sq.ft available on a new lease but also has a small secure yard area to the rear and there is the possibility of smaller trade counter units being made available of between 2,500 – 3,000sq.ft. Terms available are on application through Budworth Hardcastle.
Budworth Hardcastle also sold two industrial/warehouse freeholds, one being Phoenix House on Henson Way on the Telford Way Estate totalling 21,373sq.ft with expansion land to Anglo Turkish who relocated from their premises in Desborough and also 3 Riley Road being a new detached warehouse unit constructed by Deejak being sold to Lombard Express from their relocation from Orion Way.
At Northfield Point off Northfield Avenue Budworth Hardcastle sold 8,000sq.ft to Kettering Recovery Services on behalf of Greatline Developments and also have just sold Unit 3 Northfield Point totalling 2,500sq.ft.
Budworth Hardcastle have just been appointed as sole agents on the disposal of Unit 3 Kingsthorne Park on Henson Way on the Telford Way Estate totalling 43,688sq.ft of industrial warehouse space with secure yard area to the rear that currently has a BRC ‘A’ Accreditation for food ingredient production and distribution. It is available to let at a rent of £205,000 per annum exclusive.
Budworth Hardcastle are also involved in Unit 3 Acan Business Park being a detached industrial warehouse building with secure yard area totalling 20,500sq.ft seeking a rent of £115,000 per annum exclusive and has significant interest in this building at the time of writing this article and solicitors are hoping to be instructed shortly.
