Budworth Hardcastle are agents jointly with DTZ at Nottingham for Wilson Bowden’s 40 acre employment park at Phoenix Parkway, Corby.
The Midlands based developer are well under way with site infrastructure and the first phase of this 40 acre scheme is now under construction and the first industrial unit will be available to occupiers in December of this year.
Philip Arnold, Director of Budworth Hardcastle is responsible for the promotion of this important employment park on behalf of the developers. “In accordance with assurances that the developers gave Corby Borough Council they have embarked upon the provision of a speculative scheme of small to medium sized industrial/storage units in the town. These units will be available freehold and already they have generated a significant level of interest not only in Corby but also in the towns to the south such as Kettering, Wellingborough and Northampton”.
The units will be available on a freehold basis at a capital figure of £75 per sq ft. Unit sizes range from 3,950 sq ft up to just over 17,000 sq ft.
Philip Arnold goes on to say “over the last three years there has been a marked trend towards occupiers looking for freehold space. Essentially most companies would prefer to fund a mortgage with a view to ending up with a freehold building rather than pay a rent on an occupational leasehold basis. The units Wilson Bowden are providing satisfy those companies. It is not often that brand new freeholds are made available at the price of around £75 per sq ft and as a consequence we are attracting interest right the way across the County with enquiries both to Budworth Hardcastle’s Kettering and Northampton offices”.
In addition to the speculative phase of small industrial units Budworth Hardcastle are also in discussions with a number of prospective occupiers of large space about the provision of purpose built facilities within the Centrix employment area. Again units can be made available to occupiers on either a freehold or leasehold basis.
