Rent Reviews

Whether acting for Landlords or Tenants our intention is to achieve the best result for our clients.

We advise on the prevailing market conditions and how they impact upon the rent review mechanism within the lease. The experience we gain through our heavy involvement within the agency side of the commercial market, leads us to believe that we can offer our client (whether a Landlord or a Tenant) a competitive edge during rent review negotiations and, in the event of being unable to agree terms, in any referral to arbitration or independent expert.

Lease Renewals

Recent reforms to the Landlord and Tenant Act have changed the way in which both parties have to serve their respective notices at the end of a lease.

Our role in these circumstances, is to provide detailed advice on values and liaise with solicitors in respect of the service of notices and subsequent negotiations through to completion. Our understanding of the local market through our agency involvement, limit the chances of our client reaching an agreement which may be “out of line” with prevailing market conditions.

Valuations

Valuation of commercial property is required for many different reasons. We specialise in this work throughout the South and East Midlands.

Our valuations are conducted in accordance with the requirements of the RICS Appraisal and Valuation Manual, 5th Edition.

Our detailed knowledge of the property market within this region, provides our clients, whether they be individuals, corporate bodies or lending institutions, with the confidence that they can rely on the valuation figure; as importantly we recognise the need to carry out this work efficiently and provide the valuations within agreed (and usually tight!) timescales.

Rating Appeals

Changes in legislation over recent years has made rating an evermore specialist discipline. Rates are one of the major costs in property ownership and occupation, and from April 2008 owners of all types of unoccupied commercial property will be charged full rates.

It is therefore important to consider rateable values, and we provide a comprehensive rating service where significant reductions have been achieved in the rating assessment. We usually operate on a success related fee.
